A live snapshot of the portfolio, pulled straight from AppFolio. Here's how to get around.

Filtering — start here

• Use the Pod / PM and Region dropdowns at the top to focus everything on one pod or region. The whole page — every tile, table, and chart — updates to that scope, and the scope follows you as you move between pages.
• Active filters show as chips; click the ✕ on a chip (or “Clear all”) to reset.
• The left sidebar jumps between pages from anywhere; the gold 🏆 Leaderboard item opens the weekly regional leaderboard, and What's New (top right) shows recent updates.

The home page

• Top tiles — Properties, Clients, and Units for the current scope. Click Properties or Clients to expand the full list.
• Sections — Maintenance, Collections, Occupancy, Turnovers / Move Outs, Leasing / Move Ins, and Payables. Each shows a few headline tiles and a short table.
• Click a section’s title or its “Open … →” link to jump to that full dashboard. Use the caret (▾) to collapse a section.
• Names in the lists are links — they open the matching unit, work order, turn, or bill in AppFolio in a new tab.

The dashboards

• Maintenance — open work orders, what’s aging (10+ days), and the oldest WOs, broken down by pod and property.
• Collections — collected vs. billed and the collection rate, with the properties under 97% collected called out.
• Occupancy — current & future occupancy, By Pod / By Region, longest-vacant units, and a vacancy summary. Click a status in the Vacancy summary (e.g. “On Market”) to filter the page to just those units. Expand any property to see its vacant/notice units.
• Turnovers / Move Outs — units currently in turn (aged turns flagged; on-hold units carry an “On hold” badge), oldest turns, and by-property drill-down — plus upcoming move-outs.
• Leasing / Move Ins — units on the market, longest-vacant, and upcoming move-ins.
• Payables — every bill pending approval, by next approver and by property/pod, with the bill # so you can look it up; “Open approval queue in AppFolio” jumps you straight there.
• R&M Spend — repair & maintenance spend over time by client, pod, and region, per unit or total, against a goal you can set.
• Leaderboard — the weekly regional (and pod) leaderboard across eight key metrics, with category tabs and click-through to the filtered page.

A few tips

• Numbers are cached so the pages load fast, and the data refreshes automatically every few hours — the header shows when it was last updated.
• Days-vacant counts from the tenant’s move-out; if a unit never had a move-out under us, it counts from the property’s management start date.
• Press Esc or click outside this box to close it.
